Description: This Project includes:  PROFESSIONAL SELECTIONS.  PROJECT TITLE:  Forum Building, Construction and Related Improvements.  BRIEF DESCRIPTION: The scope of work includes, but is not limited to, renovation of offices into modern, flexible efficient workspace to increase and maximize useable square footage, and maximize access to natural light.  Provide modern mechanical, electrical, and IT systems.  Maximize parking by relocating sidewalks and increasing road width.  Expand/widen exterior loading dock to accommodate (2) trucks and upgrade trash pickup area.  Determine best location for possible cooling tower/chiller.  Evaluate the exterior building envelope and determine if the existing stored window units can be re-used or replaced.  Maintain sensitivity to the historic character of the building’s exterior and public spaces.  Upgrade/replace all elevators.  ADA upgrades.  Upgrade key system.  Design new mechanical systems that are easily adaptable to different environments and tenants.  Replace steam and condensate lines.  Upgrade pumps and drives and install a BAS system to monitor and control equipment.  Replace all domestic piping that was not replaced in the toilet room upgrades.  Eliminate window-mounted air conditioners.  Explore the possibility of including a new humidity control system for Library/Rare Books (to allow windows to be replaced).  Provide new fire system and sprinklers.  Evaluate the electrical room gears installed around 2000.  Replace area protection panels.  Replace automatic transfer switches throughout building and replace all panels and buss ducts. Replace all exit signs and upgrade emergency lighting, phone and data.  ESTIMATED CONCSTRUCTION COST: $81,400,000.00.

The PROFESSIONAL SELECTIONS MEETING is scheduled for THURSDAY, MAY 18, 2017 AT 10:00 AM.
ADDITIONAL REQUIREMENTS OF SHORT-LISTED FIRMS: Interviews will be conducted with all short-listed firms. The short-listed professionals will be notified as to the date, time and location of the interviews.  A “Detailed Proposal” will be requested from short-listed firms for this project.  The following information will need to be provided:  detailed resumes for key design and management personnel with references; the  firm’s approach to the project, including descriptions of tasks and scope of services, and an explanation of how the approach provides value to the Commonwealth; a detailed description from the firm’s portfolio of a project that illustrates the firm’s ability to translate design intentions into a solution that meets the client’s needs and expectations; an organizational chart and detailed work plan, identifying key personnel roles and percent of time assigned to the project; visual examples of relevant projects completed by the lead design professional and key personnel, with contact information for references for these projects; an assessment of key project issues and risks to the project; identification of special investigations, studies or testing that may be required; a description of how diversity will be accomplished within the team; evidence of financial capability and a list of professional liability claims and/or legal actions within the last ten years and a non-binding fee proposal.
